Debt Management and Negotiation
As an alternative to foreclosure, we can assist you in negotiating with your creditors through some of the following options:
~Mortgage Modification
We may be able to negotiate a change in your current loan to more-affordable payment terms. For example, by reducing the interest rate, reducing the term or reducing the principle amount you owe on your loan based on the reduction in value of your property.
~Repayment Plan
We may be able to negotiate a plan which will let you repay part of the delinquency each month, along with your regular monthly installment.
~Forbearance
We may be able to negotiate a delay or reduction in your payments for a short period, with the understanding that you will bring your account to a current status at an agreed-upon time.
~Reinstatement
We may be able to convince your lender to bring your delinquent loan back to current status if, for example, you are able to promise a lump-sum to bring your total amount that is past due to a current status by a specific date.
~Preforeclosure Sale/Short Sale
We may convince your lender to agree to put your foreclosure on hold while you attempt to sell your home through traditional real estate methods. In situations where you are able to sell your property at a price which is less than the total amount you owed, we might convince the lender to accept this discount to avoid foreclosure or bankruptcy and forgive your debt.
~Deed-in-Lieu
We may convince your lender to agree to allow you to transfer ownership of your home back to your lender in exchange for a forgiveness of debt.
